Master - Planned Communities

Aliante

- This is the Valley's newest master planned community located in North Las Vegas, and it will be built on 1,905 acres. (To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres.) 7,000 homes and 20,000 residents are projected at build-out, with Del Webb's Sun City Aliante, K B Homes, Pulte, D R Horton and Pardee homes all participating. Planned amenities include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system. In addition, two elementary school sites and a middle school site have been proposed.

Anthem - A truly outstanding 4,755 acre Del Webb community nestled high in the Black Mountains south of the city with outstanding views and world-class amenities! Driving through the tunnel past the Anthem waterfall is like entering a whole new world far removed from Las Vegas! Anthem features three distinct neighborhoods, Anthem Coventry, approximately 1200 single family homes moderately priced from the mid $200,000s to about the $550,000 range, Sun City Anthem, a Del Webb retirement community from approximately $225,000 to $600,000, and Anthem Country Club, an exclusive guard gated private golf neighborhood of upper end production homes and custom home lots, lots ranging between $350,000 to $950,000 and homes from $395,000 to over $2,000,000.

Desert Shores - A beautiful planned community of man-made lakes in the northwest at the eastern edge of Summerlin with approximately 3500 homes. The lakes are stocked with fish and there is a resort-style community center with pool and spa, beaches, sand volleyball and picnic areas. Homes and condos are priced from approximately $225,000 to $900,000.

Eldorado - To the far north of the city this community offers modestly priced homes in a lovely family setting with parks and schools within the development. Part of the city’s growing "Golden Triangle", this area is great for first time home buyers and large families who need a lot of home for the money. Homes are priced for the mid $160,000s to about $350,000.

Elkhorn Springs - Located in the far Northwest portion of the valley close to Mount Charleston and the ski resorts, this area offers excellent values for first time home buyers and larger families on a budget. Still considered a remote area, land prices are low enough that developers can charge less for quality homes. And area services are going in fast with schools and shopping. Prices start here in the low $160,000s.

Green Valley - On the southeast side of the Valley in Henderson, this is one of the premiere master-planned communities in the area. Over 8,000 acres of homes ranging from $250,000 to over $4,000,000 this area offers something for anyone! As part of the city of Henderson, Green Valley is full of neighborhood parks and walking trails, and has an outstanding array of shops, gourmet restaurants and retail services. The schools in this area test high for the district and Green Valley High School claims the distinction of being one of the top ten high schools overall in the whole United States in 1997! This area is noted for being family-oriented and its high quality lifestyle.

Green Valley Ranch - Green Valley was such a success that developer American Nevada Corporation built this smaller sister community. Nestled into the Black Mountains at a higher elevation, Green Valley Ranch offers another 1300 acres of beautiful homes, biking trails, parks, green belts and wonderful schools. With the completion of the District at Green Valley Ranch it also offers a fabulous array of stores and restaurants, and the new Henderson Community Center is a masterpiece with its amphitheater, library and community pool. Prices are from about $250,000 to approximately $2,000,000.

Iron Mountain Ranch - This is a smaller community just getting underway in the growing northwest area of town. Set on 337 acres, it will offer 1700 moderately priced homes and a European spa.

Lynbrook - Another one of the small master planned communities springing up on the far Northwest side of town offering terrific values for the first time home buyer. This community is a totally gated neighborhood with four wooded parks and walking paths with ponds and brooks and prices range from $180,000 up to $300,000.

Mountains Edge - This is a beautiful new 3,000 acre neighborhood being developed on the Southwest side of the city by Focus Commercial Group. About 500 acres of open space will be featured within the community, which will comprise about 12,500 residences from more than 20 builders. The first model homes are expected to open early in 2005, and some builders have opened sales trailers. Amenities will include neighborhood parks, as well as a clubhouse with two swimming pools, a spa, kitchen, party room, basketball court, playground, workout areas and barbecue facilities. Mountain's Edge encompasses much of the Las Vegas Valley's historical elements because of its proximity to the Old Spanish Trail. One of the area's main attractions will be an 80-acre, western-themed park, one of four that will honor the early residents and visitors in the surrounding area.

Peccole Ranch - A lovely family neighborhood especially noted for its pocket parks and walking paths, Peccole Ranch is located west of the city near the Lakes and Summerlin. Prices generally range from $225,000 to approximately $450,000.

Rhodes Ranch - A beautiful guard gated public golf course community in the far southwest section of Las Vegas with lots of lush landscaping and meandering sidewalk trails built around the Rhodes Ranch golf course. Home prices run from the mid $200s to the mid $600s.

Seven Hills - Absolutely some of the most incredible views in the city are to be found in this 1300 acre hillside community in the southern foothills! Built around the Rio Secco 18 hole championship golf course and the Butch Harmon School of Golf, Seven Hills features both developer built homes ranging from the $300,000 mark to $950,000, as well as numerous custom neighborhoods with mansions going past the $5,000,000 mark. Plus the whole community was designed to have numerous parks and green belts to keep an expansive feeling.

Silverado Ranch - Just adjacent to the popular Green Valley but actually within the city of Las Vegas, Silverado Ranch offers a more affordable array of homes for those who love the southeast location. Priced from the mid $200,000s, Silverado Ranch started construction in the late 1990s and already has a host of its own stores, theaters and shopping while still within easy access of the more upscale properties in Green Valley.

Silverstone Ranch - An affordable golf-club living community by Pulte Homes centered around the pristine fairways of the 27 hole championship golf course of Silverstone Golf Club. Nestled at the base of the Sheep Mountain range in the far northwest, Silverstone Ranch offers a variety of entry-level, move-up, upgrade, and multifamily homes priced from the mid $200's up to $700,000 and ranging in square footage from 1558 to 3448.

Summerlin - By far the largest master planned community in the city and rated #1 for growth in the entire nation, Summerlin occupies 22,500 acres on the northwest side of the city and features an extensive array of parks, biking and hiking trails, shops, schools, libraries and business districts as well as community tennis courts and pools, recreational facilities and an amphitheater for performing arts. Over 64,000 homes will be contained within its borders at complete build-out, and it has numerous public and private golf courses and retirement communities as well as family-oriented neighborhoods. Prices here range between $250,000 to over $4,000,000 in the custom home developments.

The Lakes - Located directly west of the Strip, this community was built in the mid-1980's around several large man-made lakes and offers a variety of water sports. There are lots of green belt areas and jogging trails, and a variety of residential properties from condos priced in the mid $100,000s to semi-custom homes priced from $225,000 to $500,000 to custom homes on the waterfront priced from $500,000 to $2,000,000.

Age Restricted Communities
Las Vegas retirement communities are not what you might think! As Las Vegas is not like any other city in the world, our retirement facilities are mini-resorts catering to the active adult lifestyle. They are loaded with amenities like hiking and fitness trails, pools and saunas, tennis courts, golf courses, card rooms, ballrooms and more! Plus check out our extensive seniors organizations!

Los Prados - a retirement community more moderately priced than most and a guard gated golf course neighborhood on the northwest side of town, Los Prados has both a family section and an age restricted area. The golf course is a public fun-to-play 18 hole executive course and many of the homes offer wonderful views of it. Plus there are two pools, a recreation center and tennis courts. Prices range from the $190,000s to $300,000.

Promenade - This is a small gated retirement community tucked away near the Meadows Mall just to the west of the Las Vegas Strip and close to neighborhood shopping and restaurants. Prices range from the high $180,000s to about $250,000.

Siena - a fabulous 665 acre gated retirement community on Summerlin’s southern border, Siena is competing with the Del Webb Sun City properties for the active retiree. There will be more than 1800 homes, many with outstanding views, ranging in price from $250,000 to $650,000 set around a jewel of a golf course, plus lakes, waterfalls, hiking and biking trails, fitness center, tennis courts, card rooms, theater and ballroom, bocce ball court, pools, spas, saunas and more.

Solera - an affordable age-restricted community by Del Webb high up in Henderson's Black Mountains overlooking the entire Las Vegas Valley in the gorgeous master planned community of Anthem. Solera is just opening in the spring of 2003 and is priced from the $200,000 mark. It is situated close to Sun City Anthem's Revere Golf Club, which includes two public golf courses that are beautifully integrated into the canyon lands of the desert at the foothills of Henderson's Black Mountains. Sun City Anthem has two championship courses - Lexington & Concord - both over 7000 yards - with 5 tee positions for golfers of all abilities. Solera will not have its own course - so the association dues are lower than Siena & lower than Sun City Anthem & projected to be only $40-60 per month. There will be a community recreation center, pool, spa, fitness center, computers, billiards, tennis, card rooms, crafts & more. Solera offers Energy Star advantage homes to keep your utility bills low, and some offer a casita option.

Sun City Aliante - Del Webb's newest Sun City project built in the far north along the I-215 beltway as part of the new Aliante master planned community. There are 7 models ranging from $180,000 to $300,000 and the community will feature a 6,900 yard 18 hole championship golf course, plus pool, fitness center, computer center, tennis, crafts and all the other wonderful Sun City amenities. Aliante will be the smallest of the Las Vegas Sun City offerings with just about 2,000 homes total.

Sun City Anthem - Del Webb’s Sun City project in the Las Vegas Valley is nestled high above the city in the Anthem master plan and will have over 8,000 homes when completed ranging in price from $250,000 to $700,000. Anthem’s Revere Golf Club is a challenging mountain course offering panoramic views of the mountains and city below, and a newly completed 75,000 square foot state-of-the-art recreation center promises a rich cultural and fitness program for any taste including card rooms, bocce ball, tennis, computer labs, winding scenic trails, pools, aerobics classes, outdoor concerts and more.

Sun City MacDonald Ranch - This was Del Webb’s sister community to Sun City Summerlin built in MacDonald Ranch at the base of the Black Mountains just south of Green Valley Ranch. There is a beautiful 36,000 square foot community center complete with fitness equipment, card rooms, hobby rooms, tennis, volleyball, computer labs and more and the Desert Willows golf course is a beautiful Billy Casper / Greg Nash designed executive course with hundreds of graceful willows along its length. Home prices range from $190,000 to $500,000. Sun City Summerlin - Del Webb’s first Sun City development in the Las Vegas area was a resounding success, and though it’s completely sold out of new construction, resale's are brisk as demand stays high for the Summerlin area. Again there is a state-of-the-art recreational facility, walking trails and parks, and three terrific golf courses are available to residents at reduced fees. Prices range from $190,000 to about $700,000.

Sun Mountain Retirement Community - Sun Mountain is Nevada's first continuing care campus for senior citizens offering independent and assisted living apartments, and skilled nursing accommodations, in one conveniently located neighborhood.

Anthem Country Club - An exquisite guard gated community surrounding a private championship Hale Irwin course! The course meanders through the natural paseos of the mountainside, with homes perched high above affording sensational views of the city lights far below. Features include a state-of-the-art athletic center with resort style pools, tournament quality tennis courts, basketball courts, parks, walking paths, and gourmet dining facility. Prices range from $550,000 to over $4,000,000.

Canyon Gate Country Club - A gorgeous private community on the west side of town, Canyon Gate sits on approximately 320 acres of land and has just over 500 semi-custom and custom homes, many of which feature spectacular views of the championship 18 hole Ted Robinson designed course. It is a 24 hour guard gated community and is especially noted for its many waterfall features. Prices range from the high $400,000s to around $2,000,000.

Lake Las Vegas - A miracle of vision in the middle of a 2245 acre private canyon, this is the acknowledged crown jewel of the master planned communities! A breathtaking 320 acre man-made lake is the centerpiece for this unique development surrounded by terraced hillside Mediterranean-style homes, resort villas and custom home lots. Features include two Jack Nicholas designed private courses with incredible vistas, a luxury 500 room Hyatt Regency Resort, an exclusive shopping center to rival the Forum in Caesar’s, and a private yacht club and marina. Not for the faint of heart or pocketbook, prices on the lots start in the low $400,000s. Condos can be purchased in the new high rise starting around $550,000 and homes begin around the mid $800,000s to over $6,000,000.

Las Vegas Country Club - This is the original private guard gated golf course community of all Las Vegas! Located centrally in the city just to the east of the Strip, the Las Vegas Country Club has long been home to the rich and famous of the area. Town homes, luxury high rises, semi custom homes and custom homes are all found here lining the lush mature fairways of a championship 18 hole course that is home to several PGA tournaments each year. Prices range from $350,000 to $2,000,000.

Los Prados - A more moderately priced guard gated community on the northwest side of town, Los Prados has both a family section and an age restricted area. The course is a public fun-to-play 18 hole executive course and many of the homes offer wonderful views. Plus there are two pools, a recreation center and tennis courts. Prices range from the low $300,000s to $400,000 MacDonald Highlands Country Club - Richard MacDonald has a dream and he’s building it just to the east of Green Valley Ranch in the foothills of the Black Mountains. MacDonald Highlands is a private guard gated country club featuring 10 acres of parks, 5 miles of walking trails and a private championship 18 hole mountain course called Dragon Ridge. This is a very upper ended project with 16 distinct custom home neighborhoods with lots starting in the low $300,000s for 1/3 acre up through $2,000,000 for a multi-acre estate site. There will eventually also be offered luxury high rise condominiums tucked into the side of the mountain itself, and the Foothills Resort will feature gourmet dining, exclusive shops, an amphitheater and more. There is a small neighborhood of semi-custom homes by Toll Brothers starting from the mid $700,000s to around $1,000,000.

Painted Desert - This community is located in the northwest, just south and west of the I95 and Ann Rd. It comprises around 1,500 homes, townhomes and condos on 460 acres.

Red Rock Country Club - Located in the western foothills of the city, Redrock Country Club is a private guard gated community set on 738 acres within the Summerlin master plan. The community will have two Arnold Palmer designed championship 18 hole courses, an 8,000 square foot fitness center and a 44,000 square foot club house which will serve as the focal point for community activities. There are about 1,000 single family homes with prices ranging from $600,000 to over $1,500,000 plus 87 custom home lots. And you won’t want to miss the spectacular backlighting of the canyon walls at night!

Rhodes Ranch - This is a lovely guard gated community spread over 1500 acres in an excellent southwest area of town featuring 5 different builders and ranging in price from the $400,000s to $700,000. There are some terrific values here for those that want the security of live guards and the proximity of a fine course at an affordable price.

Silverstone Ranch - An affordable golf-club living community by Pulte Homes centered around the pristine fairways of the 27 hole championship golf course of Silverstone Golf Club. Nestled at the base of the Sheep Mountain range in the far northwest, Silverstone Ranch offers a variety of entry-level, move-up, upgrade, and multifamily homes priced from the mid $200's up to $700,000 and ranging in square footage from 1558 to 3448.

Southern Highlands - A beautiful development in the southern foothills just west of I-15 is Southern Highlands, a 2300 acre community with a 230 acre Robert Trent Jones 18 hole private championship course. Southern Highlands will have over 50 acres of parks, biking and hiking paths, tennis courts, baseball and soccer fields, volleyball courts, lakes and waterfront shopping and restaurants. It is divided into two sections, The Villages, with homes from the $300,000s through the $500,000s, and The Estates, custom home sites on ½ acre to 2 acre lots along the course and offering sensational city and golf views from $400,000 to over $1,000,000 per lot.

Spanish Trails - This was one of the first true private communities in Las Vegas. On over 640 acres in the southwest portion of the city, this lush guard gated development has a beautiful 27 hole course loaded with gorgeous fairways views and waterscapes, and is surrounded by a variety of residences from townhomes starting in the $300,000s to semi-custom homes ranging from $500,000 to $900,000 and up through custom homes starting at $1,300,000. Stallion Mountain Golf Club - This is a lovely moderately priced gated community on the southeast edge of town near the Sam's Town Hotel and Casino. Stallion Mountain Golf Club is semi-private and boasts three 18 hole courses, though the Walters group has now made arrangements to sell two of the courses to Pulte homes for moderate housing tracts. Prices range from the low $300,000s to the high $400,000s.

Tournament Players Club (TPC) - Located in Summerlin, this exclusive community is built around the TPC Summerlin Golf Course, home to several PGA tournaments annually, including both The Las Vegas Invitational and The Las Vegas Seniors Tournament. The fine estates in this area start at the $1,500,000 mark and range to well over $5,000,000.

Northwest

Camino Del Norte / Elkhorn Ranch - They are truly quality areas that are far enough away from the center of town so that the savings in land values can be passed on to the home buyer. Shopping is already close by and growing daily, and the schools are already in place. Commuting time into the city is approximately 20 minutes. Great value for your dollar here!

Desert Shores/South Shores - Desert Shores encompasses 682 acres and features four man made lakes, a lagoon style swimming pool surrounded by a sand beach, palm trees and a picnic park with volleyball, basketball and playground facilities. The community docks provide paddleboating and fishing for the residents. The 2,100 square foot clubhouse, with terraces on the side of the main lake, is the site of many private parties and special community events. Being recreation-oriented, this community offers miles of walking and biking paths and the beach facility and paddleboats operate six days a week in the spring and summer, including holidays. The price of homes range from the low $100's up to over 1 million in the custom gated communities. Homes that are on the water were sold originally for approximately $100,000 lot premiums! There is also one community that features all single story homes ( a rarity in Las Vegas) and that community is gated. It's a great place for joggers and roller bladers and the community makes a great impression while driving through. Association fees: The base fee is $49 a month and Desert Shores has one of the best associations in town. Their fees have actually COME DOWN over the last few years. A super feat! Commute to Valley Center: Apprx. 30 min.

Iron Mountain Ranch - One of KB HOME’s largest communities, Iron Mountain Ranch is located at the foot of the Sheep Mountains. The location offers great views of the mountain range and Mt. Charleston. It’s also surrounded to the west by custom homes on large homesites. Iron Mountain Ranch includes its own elementary school, high school, fire station and two planned city parks. Shopping is just 10 minutes away and Mt. Charleston is also nearby for hiking, camping and snow skiing. Commute to Valley Center: Apprx. 45 min

Painted Desert - On the northwest edge of town, this guard-gated community is a great value for golf enthusiasts and those who simply love the views of a golf course and gorgeous mountains. The golf course here is designed to buffer the homes from the outside world and actually surrounds the community. Prices range from the $100’s to the mid $300’s. Commute to Valley Center: Apprx. 30 min

Providence - - The valley’s newest master-plan, Providence is under construction in the growing northwestern section of the Las Vegas Valley. Ideally situated on a high valley shelf with a dramatic mountain backdrop to the west and spectacular city lights to the east, Providence boasts a setting unmatched by any other master planned community in the northwest valley. Unlike most new community developments, Providence abuts a wide variety of existing restaurants, entertainment centers, and the exciting retail stores of the Northwest’s new Town Center. Residents will have access to recreational amenities, open community space, and neighborhood centers unsurpassed in any new master planned community. Commute to Valley Center: Apprx. 40 min.

Silverstone Ranch - Pulte Homes' master planned community located centered around the pristine fairways of the 27 hole championship golf course of Silverstone Golf Club. Choose from 6 collections of homes, 26 floorplans, golf course home sites and a variety of recreational amenities — including a 6-acre family park, tennis courts and more! Commute to Valley Center: Apprx. 35 min.

Summerlin - True to its master plan, Summerlin is a 22,500-acre master-planned community where families of all sizes and incomes are at home. Summerlin - Eagle Hills - A high end community located in Summerlin, Eagle Hills consists of custom homes and has a few remaining homesites as well. The community features a man guarded entrance, Red Rock Canyon can be seen as a backdrop, and there is a 6 acre park where homeowners can socialize and exercise. It is one of the few custom communities that has facilities for kids. A tree lined boulevard leads you to the entrance and the prices here start from the $700's on up. Most homesites are approximately 1/3 acre lots and the largest are over 1/2 acre. All residences must be a minimum of 2500 sq ft and there is a Summerlin and Eagle Hills Fee. One aspect I really like is that no 2 homes are the same and this makes for some spectacular looking properties!

Summerlin Area

The Arbors - The Arbors' higher elevation in Summerlin delivers unparalleled city views. Stretching across nearly 1,300 acres, The Arbors is a mixed-use residential village that includes single- and multi-family home neighborhoods. The village is home to several schools: Palo Verde High School and the Bob and Sandy Miller High Tech Center at Summerlin – a mini campus of the Community College of Southern Nevada, Sig Rogich Middle School and Ethel L. Staton Elementary School. Creative Kids daycare center is also located in The Arbors.

The Canyons - The Canyons is a high-end residential village featuring a diverse range of home styles, including single-family, multi-family, custom and apartment homes. The village is centered around the Tournament Players Club at The Canyons, Summerlin's second TPC golf course that features ruggedly dramatic topography with unparalleled mountain and city views. This 18-hole championship course is open to the public.

The Crossing -The Crossing is the hub of Summerlin's current business and commercial activity and is home to the 115-acre Crossing Business Center that will ultimately accommodate approximately 1.2 million square feet of business facilities. The 540-acre mixed-use village is bounded by Summerlin Parkway, Town Center Drive and Anasazi Drive and includes a variety of single- and multi-family neighborhoods as well as luxury apartments. The Crossing is also home to the John W. Bonner Elementary School, a fire station and Summerlin Hospital Medical Center, a top-notch medical facility that includes almost 170 beds and has more than 1,100 physicians on staff.

The Gardens - The Gardens is a 410-acre mixed-use residential and commercial village with a garden-like setting. Its mix of single- and multi-family residential neighborhoods is grouped around a central loop road and park with retail and employment centers located nearby along Desert Inn Road and the Western Beltway. Alexander Dawson School at Rainbow Mountain, a private school offering a rigorous traditional liberal arts program for kindergarten to grade 8 calls The Gardens home. Plans for the village include parcels that will feature both single-and multi-family homes along with an elementary school site. South Valley Ranch - is a 205-acre master-planned community that was developed by Pacific Communities Development. The project is divided into seven parcels with 1,100 single- and multi-family residential units, a 10-acre park and 30 acres of commercial uses.

Stallion Mountain - Stallion Mountain is located just 15 minutes from the Strip. The gated, 54-hole private facility is accessible to non-residents of Las Vegas or anyone who is affiliated with another club or is staying at one of 25 Las Vegas hotels who have a corporate relationship with Stallion Mountain Country Club. What is "H.O."? You can probably guess--it means "house odors".

Be careful of odors in your home. If your family room smells stuffy and stale, or if your cat or dog has left a distinctive odor in the hallway, take action by eliminating the source of the odor rather than merely treating the effects.

Smells have a powerful effect on the way people react to a house, and no amount of room freshener or vanilla on the light bulbs can mask a serious odor problem. In fact, such remedies may draw attention to the problem. Real estate agents have seen homes with an odor problem languish unsold on the market for months or sell for significantly less than comparable homes in the neighborhood.

If you think that you may have a problem, talk candidly with your real estate agent. Your agent should be able to offer some constructive suggestions, and perhaps refer you to a professional who can help banish H.O. from your home!
